LONG BEACH, N.Y.—The Allegria Hotel & Spa, located in Long Beach, N.Y., just steps away from the Atlantic Ocean, will open July 1. The 143-room property is expected to earn LEED certification by this fall. The hotel previously was a 140-room assisted living facility. It was renovated and expanded by three floors. Minimal demolition was needed during the conversion. The hotel will include a rooftop Joseph Christopher for Beauty & Wellness spa and a poolside bar, Jacks on the Rocks. It will serve light spa fare and organic juices and smoothies, all prepared under the direction of chef Todd Jacobs. Jacobs, owner of Atlantica and Tierra Mar in the Hamptons, will also offer cuisine in the Atlantica at Allegria Hotel & Spa restaurant that will consist of local and organic ingredients, adhering to his “close-to-door” philosophy.

The Allegria Hotel & Spa will be highly energy efficient. According to Andrew Manos, LEED engineer, LEED AP, James Lasala & Associates, Islandia, N.Y., the hotel will generate 20 percent of its own electricity thanks to a natural gas-powered cogeneration system. Heat from the generator will help heat domestic hot water and the hotel pool. To heat and cool the building, an efficient heat pump system will be in place. It will include a variable refrigerant system that will vary the flow of refrigerant based on use volume.

An energy recovery system on the HVAC system will help heat up incoming cold air during the colder seasons and cool down warmer air during warmer times. Carbon monoxide monitors will ensure the quality of the indoor air remains high. Occupancy sensors within guestrooms will help control heating and cooling costs and a whole-building management system will allow managers to monitor and control guestroom heating and cooling from the front desk.

Throughout the hotel, energy-efficient fluorescent and LED lighting will be used and water-efficient showerheads and toilets will reduce water consumption. No storm water will leave the site; it will be filtered of sand, leaves and other debris before it enters the ground. The roof will feature a reflective white coating and most hotel parking will be below the building. Recycling will take place throughout the property. Low-emitting adhesives, sealants, coatings and carpets will ensure a high level of indoor air quality.

The design of the property was inspired by its location. The light woods and hues reflect the ocean and beach, in a palette of white, beige, cream, and sea blues. The designer was Tonny Sadha Interior Design Inc. of New York. Highlights will include a lobby that will provide ocean views and a circular bar made out of glass mosaic. The focal point of the lounge will be a large double-sided fireplace clad in mirrors.

The owner of the Allegria is Allen Rosenberg and it will be managed by Access Hotels & Resorts.
